SureStep Fulfillment Services, LLC, a New Jersey limited liability company, is a wholly-owned subsidiary of Sterling Eagle Mortgage Investment Company, LLC ("Sterling Eagle"). Sterling Eagle provides real estate services including, warehouse lines through WarehouseOne, fulfillment services through SureStep Fulfillment Services, LLC and mortgage conduit operations to correspondent lenders and mortgage bankers on a national basis.
SureStep™ was created in response to the significant number of brokers seeking to transition to banker and to address concerns many brokers express regarding lack of back-office experience, and repurchase risk and conformity with constantly changing regulatory compliance at regional, state and federal levels. Many brokers do not have experience with underwriting, preparing documents, settling/closing loans and the post-closing functions including mortgage loan recording, the transfer of servicing, trailing documents, HMDA reporting and trust accounting.
SureStep™ combines WarehouseOne's traditional warehouse line with processing, underwriting and closing services through its fulfillment center along with access to web-based vendor services that are integrated with its processing software. SureStep™ functions as an extension of a mortgage bankers back office, processing, underwriting and closing loans in the mortgage banker's name.
While SureStep™ provides services from point-of-sale through post closing, many bankers choose to have their loan officers complete some of the initial processing just as they may have done when functioning as brokers. Others choose to take full advantage of SureStep's™ functionality from point-of-sale. The vendor services integrated into the program include a full suite of services including flood, title, documents, AVMs, BPOs, appraisals, settlement services and more, all of which is available for order through the web. More importantly, SureStep™ has bundled these services to provide a GMP (guaranteed mortgage package) product that may save the mortgage banker or customer several hundred dollars per loan in services cost.
To participate in SureStep™, a broker must establish and maintain licensing as a lender or banker in the jurisdictions is which their loans will be originated, become an approved correspondent with one or more eligible secondary market investors and maintain a net worth that satisfies those licensing requirements and the requirements of the investors for which the banker has received correspondent approval status. Access to the Internet, some basic computer skills and a pipeline of loan prospects or applicants are the only other requirements.
SureStep™ is web-based and includes a point-of-sale tool that helps loan officers pre-qualify and identify product for their customers. To select product, price and process loans, loan officers gather enough data to constitute a 1003 application and either export a DU 3.0-3.2 file from their existing LOS (loan origination software) and upload the file through WarehouseOne's web site or enter borrower information right online. All of the information regarding the loan's status as it progresses through processing, underwriting and closing is available right over the web in detail. All of the processes are received electronically or are imaged and available for viewing over the web or transmission through email, generating a 100% electronic package. SureStep's™ processing and underwriting systems are integrated with WarehouseOne's warehouse lending system, with vendor services and with Sterling Eagle to capture and communicate information electronically. This same point-of-sale tool will be offered in the future to banker clients to communicate product and pricing data to their loan officers through private-label web sites.
